Fire protection and plumbing PE stamps for permit sets

Fire sprinkler and plumbing drawings are often a separate permit from the architectural set, and they are rejected on their own when the hazard, the water supply, or the fixture count is wrong. AllInStamp reviews those packages and seals them with an engineer licensed in the project state or province.

Fire sprinkler, standpipe, and fire pump drawings

Sprinkler permits are reviewed against the NFPA standard the jurisdiction adopted, most often NFPA 13 for commercial buildings and NFPA 13R or 13D where the occupancy allows a residential standard. The drawing has to match the hazard classification and the water supply. A light-hazard layout copied onto a storage building, or a design density with no flow-test data behind it, does not get sealed.

Standpipes (NFPA 14) and fire pumps (NFPA 20) are called out as their own scope when they are in the job. Include the latest flow test, the underground stub location, and the architectural reflected ceiling or structure the heads have to coordinate with. Underground-only civil work can travel with the site civil set. The aboveground system is this page.

Plumbing and gas permit drawings

Plumbing sheets cover water, sanitary, storm, and gas as the adopted code requires: the International Plumbing Code in many states, the Uniform Plumbing Code in others. The jurisdiction picks the code. We review to the one that city uses, including local amendments for grease interceptors, backflow, and water-supply sizing.

Tenant improvements that add fixtures need a fixture count and a water-heater or water-service check, not only a new floor plan with extra sinks. Medical, restaurant, and industrial tenants change the plumbing more than an office TI does. Name the occupancy so the review uses the right table.

How fire protection meets the rest of the building

Sprinkler mains conflict with structure, duct, and lighting. A layout that ignores the beam depths will be redesigned in the field after the permit, which is the expensive version. Upload the structural framing and the mechanical duct plans when you have them so the sprinkler review can see the space it actually has.

Fire alarm drawings are usually an electrical permit, reviewed with electrical PE stamping, not with the sprinkler seal. If your upload includes both the alarm riser and the sprinkler plans, say so and they will be routed to the right licenses. One quote can cover both.

Contractors and designers who submit these sets

Fire-protection contractors submit shop-style permit drawings when the city or the fire marshal requires a PE rather than a NICET layout alone. Plumbing contractors submit when the fixture or gas load is outside what the counter will accept. Architects attach both to a building permit and need the engineering seals before intake.

Some fire marshals want a wet stamp or a specific cover sheet. Note that at intake. The sealed PDF is the default because most portals take a digital seal. Pricing is by sheet count, same as the other stamp services.

FAQ

Can a PE stamp fire sprinkler drawings?
Yes, when the jurisdiction requires an engineer’s seal. The layout is reviewed to the NFPA standard that city has adopted, with the water-supply data included, and then sealed by a PE licensed in the project state.
Do you stamp standpipes and fire pumps?
Yes. Standpipe and fire pump drawings are reviewed as their own scope, with the flow test and the building height in the upload.
Which plumbing code do you use?
The code adopted at the project address, either the International Plumbing Code or the Uniform Plumbing Code, plus local amendments. We confirm which one applies before sealing.
Is a fire alarm the same stamp as a sprinkler plan?
No. Fire alarm risers are typically sealed as electrical work. Sprinklers, standpipes, and fire pumps are the fire-protection seal. Both can be on one quote if you upload them together.
