When a Florida permit needs a PE stamp
Every Florida building department enforces the Florida Building Code, but each county and city runs its own intake, portal, and file rules. Commercial and multifamily work, structural repairs and alterations, roof and opening replacements in high-wind areas, screen enclosures and aluminum structures, and commercial MEP plans are the most common Florida PE stamping requests.
The engineer must be licensed by the Florida Board of Professional Engineers. Seal rules, HVHZ basics, and threshold building definitions are covered in our Florida PE stamp guide; this page covers how we handle Florida jobs market by market. AllInStamp verifies Florida licensure before any set is stamped, and the review checks that wind design criteria match the project address.
PE stamping in Miami-Dade and Broward
In the City of Miami, building permits are applied for through iBuild, and plans are uploaded and reviewed in ProjectDox, where the applicant also records the engineer of record and any threshold inspector. Unincorporated Miami-Dade County uses the county’s online Submission Portal: flattened, unencrypted PDFs with one file per sheet, calculations grouped in one PDF, and each NOA or Florida product approval in its own PDF. The county no longer accepts scans of hard-copy signed and sealed plans.
Broward County’s Building Code Division permits the Broward Municipal Services District and Fort Lauderdale International Airport, while Broward cities set their own requirements. Every Broward jurisdiction must accept the Broward County Uniform Building Permit Application, and the Board of Rules and Appeals issues formal interpretations of the Florida Building Code for the county. Because both counties sit in the HVHZ, we check that the products called out on the drawings match the approvals in the package.
Orlando, Tampa, Jacksonville, and statewide
Orlando’s Permitting Services takes the application by email first and then sends a ProjectDox invitation to upload plans. Commercial projects pay a 25% non-refundable plan review deposit before that invitation, and uploads are prescreened within two business days against the city’s file requirements. Tampa runs building applications through its Accela Citizen Access portal.
Jacksonville’s Building Inspection Division requires online submission through JaxEPICS for all permit types, and design professionals register with the division before submitting. Development Services reviews such as zoning, concurrency, landscape, and drainage must clear before building review starts, so missing site items can hold a stamped building set. We also cover St. Petersburg, West Palm Beach, Fort Myers, Tallahassee, and the rest of Florida. Choose Florida in the quote form and enter the city.
Milestone inspections, product approvals, and other Florida items
Under section 553.899, Florida Statutes, residential condominium and cooperative buildings three or more habitable stories tall need a milestone structural inspection by December 31 of the year the building turns 30, and every 10 years after that. The inspection is performed by a Florida-licensed architect or engineer, with reports signed and sealed. Repair permits that follow those reports often need stamped structural drawings and calculations.
For windows, doors, roofing, shutters, and cladding, the permit set needs the product approvals the jurisdiction accepts, including a Miami-Dade NOA inside the HVHZ, and the drawings should name the exact approved product. Threshold buildings also need a special inspector in addition to the design PE. Tell us at intake if either applies.
FAQ
- Do you provide PE stamping in Miami?
- Yes. Miami jobs are reviewed and stamped by a Florida-licensed PE, whether the permit is with the City of Miami, unincorporated Miami-Dade County, or another municipality. HVHZ product approvals are checked against the drawings, and stamped PDFs are returned for digital submittal.
- Can an out-of-state PE stamp Florida plans?
- No. Florida requires the engineer to be licensed by the Florida Board of Professional Engineers. AllInStamp only routes Florida projects to Florida-licensed engineers.
- Do you stamp condo repair plans after a milestone inspection?
- Yes. We stamp structural repair drawings and calculations for condominium and cooperative buildings, including work that follows a milestone inspection report. Upload the report with the drawings so the engineer can see the full scope.
- How do I get a Florida PE stamp quote?
- Start a new quote with Florida selected, upload your plan set, and the tool prices it by page count right away. Add the city or county so we can match HVHZ and local intake requirements.
