Mechanical and HVAC PE stamping for permit sets

Mechanical permits are rejected when the equipment schedule, the duct or piping plans, and the load calculation were produced as three separate files that nobody reconciled. AllInStamp reviews HVAC and mechanical sets and seals them with an engineer licensed in the project state or province.

What a mechanical permit set includes

A mechanical permit set typically has equipment schedules, floor plans with equipment and distribution, details for hangers and penetrations, ventilation and exhaust calculations, and the load calculation that sized the equipment. Plan check compares those pages to each other. A rooftop unit scheduled at 10 tons and drawn as a smaller curb, or an exhaust fan with no makeup air, comes back as a comment even when each sheet looks finished on its own.

The model code is the International Mechanical Code edition the jurisdiction adopted, with local energy-code forms where the city requires them. California jobs also need the Title 24 mechanical compliance called out at intake. We flag a missing energy form before sealing so it is not the first plan-check note.

Commercial HVAC, residential equipment, and industrial process

Commercial work includes split systems, packaged rooftop units, fan coils, kitchen hoods, and the outside-air and exhaust rates for the occupancy. A tenant improvement that changes a conference room into a commercial kitchen is a mechanical permit, not only an architectural one. The hood, the makeup air, and the structural support for the unit on the roof all have to show up.

Industrial mechanical scope is piping and equipment for process loads, compressors, and boiler rooms, which is a different drawing from comfort HVAC. Name that at intake so the set is not reviewed as an office TI. Residential mechanical stamps are usually equipment replacements and additions where the city wants an engineer on the load calculation or the flue.

Load calculations and the structure they sit on

Equipment that is sized in the mechanical calculation still has to fit the building. A new rooftop unit needs a structural check of the curb and the framing under it. That structural seal is a separate discipline from the mechanical seal, and commercial jobs often need both. Upload the structural roof plan if you have it, or say that you need the support looked at.

Chillers, boilers, and indoor equipment need the operating weight and the clearance the manufacturer requires. A schedule without a weight sends the structural reviewer back to you. Include cut sheets with the plans.

Who sends mechanical sets

Mechanical contractors send design-build permit drawings. Architects and HVAC designers send sets for a state where their engineer is not licensed. Industrial owners send boiler and process packages tied to a shutdown date. All of them are priced by sheet count.

Plumbing and fire sprinkler drawings are not part of the mechanical HVAC seal. Those are reviewed on the fire protection and plumbing page, and they can share a quote with the mechanical set when you upload them together.

FAQ

Do you stamp HVAC plans and load calculations?
Yes. Equipment schedules, duct or piping plans, ventilation calculations, and the load calculation are reviewed together and sealed by a mechanical engineer licensed in the project state.
Can you stamp mechanical plans a contractor drew?
Yes. Design-build drawings are reviewed and sealed after the engineer takes responsible charge. Gaps in ventilation, equipment weight, or code references are corrected before the seal.
Does a new rooftop unit need a structural stamp too?
Usually yes, if the unit is new or heavier than what the roof was designed for. The mechanical seal covers the HVAC design. The curb and framing are a structural review. Upload the roof plan and we will scope both.
Which mechanical code do you use?
The International Mechanical Code edition adopted at the project address, including local amendments. California projects are also checked for the Title 24 mechanical items the city expects with the permit.
