Residential PE stamp for house plans, additions, and ADUs
House plans, additions, and ADUs need a residential PE stamp when the structure leaves the prescriptive path in the residential code. AllInStamp routes the set to a professional engineer licensed in the project state or province. The engineer reviews the sheets and calculations, then returns a sealed package the building department can take in.

When a house plan needs a residential PE stamp
The International Residential Code lets many conventional homes through without an engineered design. That path stops when the building department sees something the prescriptive tables do not cover: tall walls, wide openings, long roof spans, hillside or expansive soils, a high wind or seismic design category, or a roof load the plan was not drawn for. Purchased house plans usually say this in the notes. The sentence is “plans may need to be reviewed by a local engineer.”
Additions, garage conversions, deck replacements, and most ADUs in stricter states fall into that category even when the original house did not. The permit is for the new work, and the new work is what has to be sealed.
Stock house plans and plans someone else drew
A licensed engineer can review drawings prepared by a designer, architect, or plan service and seal them after taking responsible charge. The review is not a signature on an unchanged PDF. Design criteria printed on a national stock plan — wind speed, ground snow, seismic category — have to match the project address. When they do not, those members are redesigned before a seal goes on.
Upload the architectural sheets, any beam or foundation sheets, and the site address. If plan check already sent you back with “have an engineer stamp the structural sheets,” include that comment so the review starts there.
Additions, ADUs, decks, and garage conversions
These are the residential sets we see most often. An addition has to be checked against the existing house: how the new roof and floor tie in, whether the existing foundation can take the added load, and whether a new opening removed a shear wall. ADUs are frequently a separate permit, with their own lateral design, and should be quoted as their own set when the city treats them that way.
Decks, porch covers, and garage conversions are smaller sheet counts, but they still need the connection details and, where the jurisdiction requires it, calculations for the ledger, posts, and footings. Photos of the existing condition help on remodels. A full custom house with a lateral analysis is a longer review than a single-room addition, and the quote shows that before you submit.
Which residential sheets get sealed
The building department wants the engineering sealed by the engineer who reviewed it. That is the structural sheets and the calculations that match them: foundation, framing, beams, and lateral system. Architectural sheets that contain no engineering are not sealed just to fill a title block.
Stamping is priced by sheet count, from $100 per sheet down to $25 per sheet as the set gets larger. Smaller residential sets can be done in about one business day. The article on getting house plans stamped online walks through what to upload. If the job is structural calculations only, use structural PE stamping.
FAQ
- Do all house plans need a PE stamp?
- No. Conventional homes that stay inside the prescriptive residential code often do not. You need a residential PE stamp when the building department requires engineered design: non-prescriptive framing, high wind or seismic, hillside lots, additions, and most ADUs.
- Can you stamp house plans I bought online?
- Yes, after an engineer licensed in the project state reviews them. If the plan’s wind, snow, or seismic criteria do not match your address, those members have to be redesigned before they can be sealed.
- Do ADU plans need their own stamp?
- When the ADU is outside the prescriptive residential code, it needs a seal from an engineer licensed in that state. If the city issues a separate ADU permit, upload that set on its own quote.
- How much does a residential PE stamp cost?
- The live quote is priced by sheet count, from $100 per sheet down to $25 per sheet. A small addition is usually a short set. A full custom house costs more because it has more sheets. Final pricing is confirmed after plan review.
