Getting house plans stamped online

Purchased or drafted house plans still need a state-licensed PE when the building department asks for engineered sheets. The review can be done online.

When house plans need a PE stamp

A stock house plan or a drafter’s set is not a permit by itself. Building departments ask for a PE seal when the structure leaves the prescriptive path in the residential code: tall walls, wide openings, unusual roof spans, hillside lots, high wind or seismic design categories, and most additions and ADUs in stricter states. The plan seller’s note that “plans may need local engineering” is that requirement.

Online PE stamping is how homeowners and builders get that seal without hiring a local firm for a small set. You upload the plans you already have. A PE licensed in the project state reviews them and seals the sheets they can take responsibility for.

What to upload with the house plans

Send the architectural sheets, any structural sheets or beam schedules, the site address, and the design criteria if the plan lists them (wind speed, snow load, seismic category). If those criteria do not match your address, the engineer has to redesign those members, not just seal the purchased set. That is the most common reason a stock plan cannot be stamped as-is.

Photos of an existing house help for additions and remodels. So does the plan-check letter if you already submitted once and were told to “have an engineer stamp the structural sheets.” Quote that comment in the notes so the review starts there.

What you get back for the permit

You receive sealed structural sheets and calculations that match them, as a PDF for the portal or as wet-stamped paper if the department requires it. Architectural sheets that contain no engineering are not sealed just to fill the title block. The building department wants the engineering sheets sealed by the engineer who reviewed them.

Price follows sheet count on the live quote. A small addition is often a one-business-day review. A full custom house with lateral analysis takes longer, and the quote says so before you submit.

FAQ

Can you stamp house plans I bought online?
Yes, after a PE licensed in the project state reviews them. If the plan’s design loads do not match your address, those members have to be redesigned before they can be sealed.
Do ADU plans need a separate stamp?
The ADU needs a seal from a PE licensed in that state when the structure is outside the prescriptive residential code, which is common. Upload the ADU set on its own quote if it is a separate permit.
